Structural Engineers Reports - FAQ
Commissioning a Structural Engineers Report (SER) is not the sort of thing that you do every day. We understand that so here is our short guide to explain why an SER may be required and what our reports contain.

Why do you need one?
Well, there could be various reasons but typically it is to give a professional opinion of a building's structural condition prior to its sale. As a result of a general condition or valuation survey (often in connection with a mortgage application), it may well be recommended that a structural engineer is consulted.
What do we inspect?
We inspect all of the relevant visible structural elements of the building. These typically include:-
- internal and external loadbearing walls
- roof structure (including structural timbers within loft areas where problems are suspected)
- floors
- beams and columns
Who will prepare the report?
All of our reports are prepared by highly experienced Chartered Structural Engineers and to date we have inspected over 8000 properties.
What do we NOT inspect?
It is important to be aware that we are NOT Building Surveyors and hence our reports will not cover areas such as services, decorations, roof coverings and the property's condition with regard to dry rot, timber infestation, dampness and the like.
The property shows signs of cracking. Is it falling down?
We provide you with a full written report and will always aim to give a clear and simple explanation of any problems in terms of their cause and how to remedy them.
Importantly, we will identify whether the visible defects are longstanding (and can be repaired cosmetically) or provide evidence of more serious ongoing structural movement.
Our recommendations will usually contain an estimate of the cost of any repairs although these should not be relied upon and detailed quotations should be obtained from suitable contractors (who we can refer you to if required) before making any financial commitment.
